Naples Beach Communities

There are sections of single family homes on the beach, and sections of condos on the beach. Properties can be on the beach or just a short walk to the beach. This is some of the most expensive property in the Naples area. Pelican Bay, a community that borders the beach has two private beach clubs for its residents.

Beach shoreline in Naples Florida either borders single family home neighborhoods, beach condo properties, state and county parks or estuaries and preserves. Unlike many other Florida gulf shore or Atlantic beach communities, the Naples beach has large stretches bordered by protected areas.

There are no roads that run directly next to the beaches. The main roads boarding Naples beaches are residential roads. Between these roads and the beach are either homes, condos or protected areas. The roads closest to the beach are absent of the typical assortment of retail, restaurants and attractions common in many other beach communities. These types of services are away from the beach.

Naples beach communities include Olde Naples, Coquina Sands, the Moorings, Park Shore, Naples Cay, Pelican Bay, Bay Colony, Vanderbilt Beach and Barefoot. In most case only a portion of the residents within these neighborhoods are on the beach, but other residents within these communities are either a short walk, bike or drive away.

A stretch of single family homes on the beach is located towards the southern end of the Naples beach. The beachfront lots that these homes sit on are worth millions of dollars. Homes range in age from the 1960s, to those recently built; replacing teardowns.

Elegant homes on larger beachfront lots have sold in excess of $20 million.

A few single family homes also exist on Vanderbilt Beach and also on Barefoot Beach at the very northern end of the Naples area. North of Naples you have Bonita Beach, also with a stretch of single family home.

Naples Beach Condo Communities

The majority of beach housing is represented by mid-rise and high-rise condos. Examples of areas in Naples with condos on the beach or within a short walk include:


A portion of the Moorings neighborhood is located on a barrier island where condo residents have either direct access to the beach or to a bay with gulf access. The Moorings is one of the earliest areas to develop beach and bay condos.

Park Shore Area

A portion of the Park Shore area is also situated on the same stretch of beach within the City of Naples, as the Moorings. Park Shore is newer, with its most recent built high rise being completed in 2006 Beach residents here are conveniently located to Venetian Village with fine dining, shops, pubs, coffee shop, etc.

Pelican Bay

Is located north of the Park Shore area. A half mile wide mangrove preserve separates the beach from the community. But, the beach is accessible through a boardwalk system, that is also serviced by a tram for residents only

Vanderbilt Beach

Located north of Pelican Bay. Similar to the Park Shore area, you are either on the beach or a short walk to the beach. In the area is also Vanderbilt Beach County Park and Delnor-Wiggins State Park.
